@MMarciano,
You need to check the insurance requirements re insurance if you will have children in the house. You may have to have alarmed and locked gates on the fencing around the yard - as well as alarms on the door.

Pools and children, let alone pools and adults, are a considerable insurance risk - especially in the U.S.

In my jurisdiction, you would not be able to get insurance on the house without the right fencing already in place.

I would too, and since your son is able to swim, I think it's superfluous (see code, and as ehBeth said, insurance).
I still might move the walk - a center line can get to you over time. There are some historic proportions that work, back later on that.

If you planted what is now walk, there could be a clear entry to the pool at the pool's center.

I'm bloviating. Feel free to yell at me.
We used to put on music and play with ideas. And this is the time to do that kind of toying around. Paper and pencils and sharpies are cheap and fast. (I know, I know, cadd.) What we called 'trash' paper is fun and fast.

Or, I'd move the walk close to the m. bedroom doors, sort of a fat walkway, the added deck being more private then.

Our agent checked into the pool fence laws in Florida and according to him we don't have to meet barrier requirements.

We do expect to pay more for insurance having a pool however most restrictions are for children under the age of six. Knowing Morgan, whos in bed now and will read this tomorrow, he will be calling a real estate attorney first thing Monday morning. He never makes a move without legal counsel.

I think it's a good idea to talk to a lawyer as well as an insurance specialist. Knowing what must be done, as well as knowing what would be a best practice when it comes to pools.

We've had a real surge in pool drownings up here (Ontario and Quebec) this summer, so I may be a bit hyper-sensitive to the issue.

But generally, I'm a big proponent of better safe than sorry when it comes to pools. I simply think of them as dangerous.

I do as well. Living in Florida its hard not to want a pool.

Before Antonio and I moved in here we had a pool in our condo complex but it was gated and no children under the age of 18 were allowed in the gated pool area unless they were with an adult.

I’m sure Morgan will talk with an attorney and if he suggest the pool being caged off he will have it done.

The pool safe thing is one matter. JCBoy and I are both from Southern California and have seen many variations. I don't want to go tromping through my old notebooks, but the fences aren't horribly tall. My first gripe is where they put the pool in the first place. If you have endless money, I'd consider demo and a new one in another place.

I'm more interested in the proportions re the back of the house. I'm unhappy with the central walk. The classic proportion is, yes, central walk, or, something like 64% and 36%. I'm making that up from memory, but the reason it is classic is that it is a restful proportion. If the pool wasn't there, the walk would be entirely different re exit from the house.

Back after I chase it down.

I’m not sure if you’re required to have the pool fenced off or not, I would take a guess and say no but check with your insurance company. If your worried about the dogs you can always go with something like this.

I’m not crazy about the pool. I’d like the have the pavers replaced, it should be flush and not have that little wall around it. Maybe redesign it.

The pavers that go from the deck to the end of the yard along the garage and are ten feet wide! I don’t like they way it looks. I like your thought about not having the pool there, would have been better on the other side and not between the garage and back deck.

Here depending on they type of pool you want it could be anywhere from 25 to 60 grand! I know a few friends who have put them in the last couple of years.

I love the front yard, its three times the size of ours now, not much landscaping though. Most people here don’t get into landscaping because of the upkeep.

I thought I got too carried away - you just bought the wonderful house and there I go moving the pool..
glad you're not annoyed...
it's just the way I'm used to thinking/playing 'what if'.

Are those concrete pavers? Sometimes we used to move sidewalks for design reasons, and they could be broken up into "broken concrete pavers" and set elsewhere, perhaps as a patio. I'll post some photos if I ever get my scanner reconnected to the 'macchina'. Or maybe I'll google some. I've only seen that done in California. It can look good, and more naturalistic.
