How to enforce condo rules (unleashed dogs/not scooping the poop)

We have a neighbor (yes same neighbor) who insists on not leashing her dog. The board has sent notices previously, she will walk him on a leash for a while and then stop. And then notices will be sent and basically this goes on and on.

We have been ignoring this as we are just trying to maintain as civil a relationship as possible. Until about a month ago. I brought my doggie out to the pet area to do his business. Their dog was there again unleashed. I just ignored them. Then their dog walked over (my back was turned) and he proceeded to lift his leg and start to pee on my dog. I moved my dog quickly. The woman just called the dog (and per usual the dog ignored her). She ran over and leashed him. I looked at her and said that is why the dog needs to be leashed – so you have control over him.

I then wrote a long note to the association about this. Their response – all dogs are to leashed at all times – we will send a warning. Then not too long later – dog again unleashed. Then another incident dog unleashed in the street where my husband almost hit him. We wrote again to the board. The sent an incident letter.

Still a month later dog we have seen this dog unleashed over and over. Most recently, we had a showing and had parked toward the end of the complex and sat in the car. There is owner unleashing her dog, ignoring him as he is pooping. She doesn’t see it so she didn’t scoop. We have pictures of him in front of our unit. We have pictures of him pooping without scooping.

What recourse do we have? I’ve read through the condo docs and still need to read through some of the additional stuff (as there is a lot). Haven’t come across something specific on this yet.

I'd report the dog owner to the Town Animal Control Officer.

By the way, how common is it for one dog to unrinate on another dog? I've never seen this.

The dog owner needs to be fined. Also, pick up the dog poop her dog has left behind, and put it outside the door of her condo. When she walks in the poop, she might acutally wake up... Very Happy

It'd be a shame if the dog ended up at the pound after she let it out without a leash.

OH, we've done that before....problem is - she lives next us and trying to sell a condo - the view of dog poop doesn't make for good curb appeal.

She wouldn't allow that - she would move out first. This dog means more to her than her husband.

She booted him out a couple of days ago. We saw him packing his stuff in the Uhaul. Isn't the first time either. We suspect that are notes to the trustees and their notices may have started this. My guess he don't her to just leash the dog and she refused.

Supposedly they sent a warning first and now a violance notice which I believe is a fine. Shortly after the violance notice, I saw her walking the dog a couple of times with the leash - maybe for a few days, then he was off the leash again.

yah - call animal control next time you see the dog without a leash.

and the next time, and the next time.

when they show up and the dog is back in its house, make sure you tell the animal control people each time what dog and which condo it lives in.

One of the big problems is the dog doesn't listen or come when called. I will be walking to my car dressed for work, and he comes up to me. Now I like dogs and the dog is a nice dog for the most part, but he ignores his owner and does what he wants. I don't want even a nice dog coming up to me and getting me dirty when I am dressed nice.

Also, there is a little 4 year old that is terrified of all dogs. This dog was unleashed and walked up to her, she started screaming. The owner kept calling the dog but he didn't come to the owner.

A child feels threatened. A call to animal control, the dog is picked up.

When the woman has to pick up her dog a dozen times, or is confronted by animal control each time they have to come to the house, and/or fined, she'll catch on.

Seriously, no one is giving the woman any reason to change her ways. A letter?
Pfftt..

Have someone from the city pound on her door, fine her, take her dog so she has to go out of her way to get it back.

Until she feels the pinch, she obviously doesn't care.

Pinch her.

Maybe we will -

The other day, my daughter came and told me that the police was outside talking to this woman about the dog being unleashed.

To be honest, I am not sure if some one else called and complained. Or my husband and I were being noisey (we were cleaning, putting things together for a showing the next morning - we were very loud, but it was during the early evening around 6ish). After we finished and sat down to see the game, we heard her banging directly on the floor 3 times in one spot and 3 times in another - so we went into our bedroom which is below a different condo.

Shortly after that my daughter came in - she told us what she saw and heard - no police came to our door, but she is the type to call the police to report us - and then complain that we have been reporting her dog to the board -

I did ask in my last note to the board this morning for them to report back to me on what they plan to do.

So she's going to complain to the board that someone reports her for letting her dog run loose?

I agree - she simply doesn't care. They break all sorts of condo rules - I just keep my mouth shut until it becomes impacting me - this does.

Why do you keep relying on them to do something, when you know all they'll do is kill another tree by sending her another useless piece of paper.

Let her find out what being accountable for her actions is like.

BTW, did you happen to measure the volume of the dogs pee when he voided on your dog?

They say a dogs bladder can stretch to bigger than it's stomach, or something like that.

I do because after talking to a friend who is on her board at her condo - she says they send out a warning, then a fine and if it continues they send out 3 additional fines, then an eviction notice. So I am trying to find out if they will evict her. My husband sent me the docs, but I can't open them here.

I am trying to make the board enforce their rules. If not, I will call the dog officer. We did one time about a year ago - and the dog officer did nothing.

so do you think she called the cops on us or did some one call on her?
