<Hijacking SW's thread>
In new house less than a week, and the sewer backed up into the downstairs den. Carpet, baseboards, drywall and bathroom vanity had to come out, as well as some of the hard wood floor planks in the hall. Tree roots invaded the sewer pipe, and caused the problem. And, naturally, the broken pipe lies directly under the sidewalk. Major headache, of course. Meanwhile, I was not able to put the polyurethane on the floor, so we can't really "move" into the kitchen or family room.
The bonus silver lining: the insurance company will refinish my freshly sanded wood floor for me. So that's good. Hopefully everything will be completed in a week.
@Ticomaya,
Look at it on the bright side, Tico: **** like that brings luck!
@Ticomaya,
Will the insurance cover all the damage? Or just the floors?
Gosh I hope they do not say otherwise.
what a freaking nightmare.
@Ticomaya,
Oh, that's terrible, Tico..
what kind of sewer pipe was it?
@shewolfnm,
Ah yep, a change is as good as a rest!
@shewolfnm,
Evidently, it will cover everything.

Not sure. Apparently it's broken in a 4' section.

I believe they are access to the wiring in the walls . They open easily and always have the thick cluster of wiring with in hands reach so I assume that is what they are for.
There are 2 in the living room and that one there.
You need to come over and have lunch some time
@shewolfnm,
Oh, what a lovely kitty!
I hope you, your family, and kitty are happy in your new place!
Everyone is a bazillion and one times happier here. :0)

Mystery solved ... the plumber was out to fix the pipe today. He didn't need to jackhammer away the sidewalk after all -- so no concrete work is needed out there. Took him probably twice as long as he expected, due to the high amount of large granite rocks in the soil around here. Turns out that's part of the reason the pipe was broken. Evidently when it was installed and being back filled, a LARGE piece of granite rock fell on the pipe and crushed it. Over time, tree roots invaded into the broken area and clogged up the pipe. Pipe is/was PVC plastic.
@Ticomaya,
'k, that makes sense.
I had to replace the main at my last house so I had some big sympathy.
I wonder that the former owners had no clue (she says in her naive voice...)

Yes, I wonder that too. 15 years and it backs up a week after we move in? .... hmmm.
@Ticomaya,
I'd be sniffing on that, if I had the energy, Tico.
@ossobuco,
The inspector at my present house was out to lunch, new to me in experience.
Not that california is glorious, but in my experience, there was sharpness.
