Regarding this sentence in my HOA covenants: "No commercial billboards, signs, advertisements may be erected."
As written, does it mean no commercial billboards, no commercial signs, and no commercial advertisements may be erected? Or does it restrict any type of sign or advertisement?

HOA covenants are notoriously strict. Assume they mean all signs, and their punctuation agrees with that assessment

"No commercial billboards, signs,
and/or advertisements may be erected."
And the initial sentence is pretty redundant even when actually trying to anticipate any potential loopholes.

It is grammatically ambiguous and poorly written. I wonder if it would hold up in court.
