sounds great debra, but sometimes theres a sellers market going on, and all that goes out the wondow (other than things which are required by law-in PA now we have Radon laws, asbestos and lead paint laws, and toxic substance disclosures) as far as roof leaks or bad septic systems, if theres a huge number of buyers , the realtor is working for the seller remember.

Same here in California: asbestos, lead paint and any other
toxins need to be disclosed. The roof is usually guaranteed
for 1 year, regardless of its condition.

I have never bought a home that wasn't sold "as is" and
I never sold one that wasn't for sale "as is". Unless it is
a brandnew home and the builder guarantees it for 1 year,
almost all homes are sold "as is".
