GFCI recepticles wiring.

I am getting my sons house ready to sell. It has a GFCI outlet in bathroom and kitchen The outlets trip when you push test, but when you use a GFCI tester, they don't trip and the lights say neutral and hot are reversed. I change them and same thing. ????????????
