I do have a bunch of lists of this sort of thing but they're long and a bit overwhelming, 1-3 focused recommendations from someone knowledgeable is what I was going for...

Your right - I will probably regret it the other way as well.

But its not like he has to take care of this we have landscaping that we pay through our condo fees. It is just the association gives you some leeway to make improvements (as long as the other members don't complain).
