like say you are playing grand theft auto. when i play grand theft auto i look in one direction. in that direction that i look in there are no cars visually. but as soon as i turn around and look back at that same direction i see a car appear. does this theory also apply in real life?

Yes, and if you look while turning your head too quickly, you will actually pass over objects without seeing them at all.
