Movie About Mental Institution, Need the Name of Movie

I watched this movie about 8 years ago and cannot remember the name of it. I think it is just numbers or its called "Room ###" . I remember, it was a group of guys who were working on renovating an old mental institution, when they find tapes of recordings of old therapy sessions. In one of the rooms, the tapes they find are of this little boy who is extremely deranged. As the movie progresses, each guy gets killed off and they think this place is haunted, but in reality one of the workers in the crew was that little boy on the tapes and is killing everyone. I remember he gave one guy a lobotomy. And i know the title of the movie solely revolved around the room # of this boy's room. Can anybody help me locate this movie? I saw it on TV.
