Attic - Is this mold, or just stains?

I am planning to get the attic cleaned and put a new insulation. I have 2 options:
- Do concrobium fogging in the attic and keep the exhaust fan running to let the air go out. Then have the attic insulation guys to just scrub the wood.
- Hire a mold remediation company to come in after attic cleanup to do a remediation.

I am getting different feedbacks depending on who I speak to. Appreciate any guidance. Thank you.
