@sophocles,
7 (x^2 + (x+12)^2)=14840
Solve for x.

@fresco,
I am useless with equations I don't understand them.

I make the smaller room 772 square foot
I make the larger room 1348 square foot
Dimensions of smaller room 193 X 193
Dimensions of larger room 337 X 337

Are these correct

@sophocles,
7 (x^2 + (x+12)^2)=14840
=>
x^2 +12x - 988 =0
(x+38)(x-26)=0

So one room is 26x26=676 sq ft
The other is 38x38=1444 sq ft
