Even if your first house is smaller than what you really need, you will always be building equity. It takes awhile, but real estate typically increases in value and you can use the equity you have in your first home to help pay for the next home.

If we find a house that is just 'liveable' and not 200% love-able, our plan is to spend 7 years and build it up, then shop for what we want.

Yeah, and the great thing is that whatever $ you put into the house, you'll get back and then some when it comes time to sell :-D

If you spend 7 years building it up, though, you WILL be in love with it! You will have made it your own.
TIP: Paint is not very expensive, and it can make more of a difference than just about anything. Remember: latex for walls and ceilings, oil-based for all trim. (Latex paint stains easily, peels off easily when you nick it, and it never, ever hardens.)

Eva is right about paint... Another tip for paint, if you're not super picky about the colors, is to go to Sherwin Williams or one of the other large paint places and ask to look in the back room at their mis-mixed paints. Generally they have a bunch of it , and it's really cheap. We painted our last house for under $40.

I am NOT picky at all about color.. but I absolutly hate white walls.
Wont have them. Not even a white ceiling unless it is an accent ceiling in a very light colored room..
