Well done Woman! Am absolutely deeeelighted for you.

When you DO find your house, don't forget to give yard sales a look before you start buying pricey furniture. You might be surprised at what treasures you find before you have to fork out a lot of cash at stores. Make sure you have some ideas of what you need but don't pick up stuff just because you 'might' use it - that's money down the drain no matter how little you spend.

very true.
In fact, just saturday, we drove around and looked at second hand stores to get ideas for the cheapest places to get ' house stuff'

Goodwill seems to be a goldmine for bread machines, small counter top grills, rice cookers and stuff like that,
where Salvation Army has a HUGE variety of big furniture.
We have a couch already and a coffee table. ( wich I may get rid of, just takes up space and becomes a clutter gathering spot..)
Our only big needs are a kitchen table with 2 chairs and MAYBE... appliances.
Im hoping we get lucky and find a home with some working appliances in them so we can save up for good ones.
But if it comes down to it, garage sales will be where we shop for initial appliances.
A couple box fans and some hangers will work for a dryer.. where I think a washer is manditory..
A good microwave and counter top grill will be perfect in the event we dont have a stove.
Fridge- manditory

Water heater.. well. im hoping there will be one and have not considered a home with out it.. >sigh< those are a bit pricey.

Auctions are the best for furniture and household stuff.

Consider buying a house with enough space that you could add a little apartment. A tenant can pay a large portion of the mortgage. Also consider an outright two family. You can always upgrade later by renting out the whole thing and financing a move to a private house.

Look around for border neighborhoods. They're still not gentrified, but they have the potential. Ask real estate agents what neighborhoods the artists and musicians are moving to.

To start with, you will only need the essentials, like basic furniture, a couple of pots and pans, a good bed and a love harness for the master bedroom.

I wish we could afford a duplex. but our buget doesnt allow a home with that much space.
I had thought about , and talked with my aunt, on going in on a duplex. She was all for it, but her credit she said would not allow it.

and having a room mate so to speak, well, we have lived with someone for so long right now that I am more then excited about NOT having a 3rd person inour home that I cant see straight.

Though, if we find a home with alot of land, it is a great idea to maybe have a second property to the back and rent it out..
but that all depends on what we find.

For right now, what will suppliment our mortgage each month will be the income tax divided by 12.
And before any property tax credits with a child it is running close to 3,000 a year.
