I am so excited . I can not believe, that all of this hard work has finally paid off.

Im so blinded with happiness, we are going to wait a bit to start looking because we both know that the first house we see with a roof, we will want to jump right in. Laughing

We are having to do HUD so it will be a while before we find one that has repairs we can afford to do AND we like.

but.. a big BIG sigh of relief. Very Happy

We figured out that , another way to keep our bills down, was to take the tax return at the end of the year, and divide the amount by 12.
Apply what ever that comes out to , to the monthly mortgage and we can essentially 'save' that much money a month.

Any other ideas like that we can use?

Hmm saving money, saving money ... well, the usual stuff applies, like turning the heat down in the winter and not using a/c as much in the summer, buying food with coupons and/or in bulk and/or whatever is the best buy at the time, not going out to eat too much, etc.

I am soooo excited I can not see straight.

I just got the news saturday night.
Chewed on it sunday, then told Ian.

I wasnt sure if we should have taken the offer right away.. you know the mindset.. sort of like a car dealer.. walk away and it might get better??
But, this isnt a time to just walk away..
so we took it.
We even qualified for some assistance programs that help with down payment and a tax credit that gets bigger by point something of a percent every year we are in the home.

I know what you mean. I'm always waiting for a bomb to drop whenever things are going my way, but the good thing is that good things actually happen once in a blue moon and I think this is your blue moon :-D
