Which of the following sentences is grammatically correct?

1) Not only the bathroom was flooded, but also the rest of the house.

2) Not only was the bathroom flooded, but also the rest of the house.

Don't you believe Michael Swan?

In this case both are okay but in some situations inversion is a must.
