Thinking about it... instead of taking advantage of lower payments, we've been buying down the principle so even though my rate went up to 6% this year my required payment went down from what it was at 4%.

I'm watching the rates and will refinance if I think I'm going to get hit next spring. I'm looking at moving myself in about 5 years so we might go for another 5/1 ARM.
