Roof Leak - is this reasonable?

During a recent heavy rain we noticed a leak on our ceiling in the bathroom. I looked out on the roof over the bathroom and from my non-knowledge eye nothing seemed wrong - the shingles look fine and not worn.

However, there is a vent pipe above where it appears we have the leak. So I suspected that is likely what the culprit is.

So I called a roofing company that was recommended and from what I can see has 4.9 out of 5 stars - one person gave 1 star because of some unrelated item in regard to the name of the company that never used them and also reading the reviews they seem a reputable company.

I talked with the guy and he says he charges $150 to come out and diagnose - it is non-refundable and not netted against the price of any repairs. He thought it likely a two person job and the cost per hour in that situation would be $220 hour and they bill on the quarter of the hour. Of course any parts/pieces would be whatever they would cost.

Not having to use a roofer before - do these costs seem reasonable? I know that them just coming out costs them time so I can understand not wanting to come out determine the issue and if it ends up being something simple - you just do it yourself. I just want to make sure the costs are reasonable.

I will likely speak to some others - I have gotten other recommendations but these guys seemed the most responsive and had the best things said about them.

ive never payed for an estimate unless it involved plans for a twp approval.

I am the home owner. If you mean insurance wouldn't make sense since there is a $500 deductible.

I posted this on a local board - some people are suggesting it is could be a very inexpensive fix if it is the vent - one said he had something similar replacing the flashing that attaches to vent pipe on the roof - the rubber can crack with age so replacing is like $10 part. Another said likely the roof flange where the pipe penetrates the roof - he said to see if the rubber seal is sun damaged.

My worry is I don't want to try to fix it myself and make a problem worse or if that is not the issue.

Do you have an idea on who you can have look at these besides a roofer (who I am assuming would charge alot more) some one with knowledge but would know if you needed to call in a roofer. Because I think if it just to do with the vent - it wouldn't be needed to have a roofer do the work.

yeah a $500 deductible if it is only a small item wouldn't make sense even if they were to cover this.

The other thing I was wondering - when I called - he asked what town I lived in because the fee for coming over would depend on the town.

Do you think this is distance or maybe about something else like if you lived in a more expensive town they would charge you more. It sounded suspect because he asked if I was in one town vs another and we are right next door to each other.

You could try to get a couple more estimates, see what others are charging.

One thoughts for bathrooms, if you have a really bad storm with high winds, sometimes you can get water blown into vents that are normally rain resistant. In that case you just need to repaint the ceiling. That has happened to me a couple of times with hurricanes. If you never had any problems, then suddenly you saw a stain and the stain is not getting any worse, that might be the problem.

Got a plumber over - looked at it no charge - confirmed this is what it is - so he is going to fix it for about the same amount as the roofer just coming over to inspect it.
