We’ve been looking to buy a home in Southern California and we have two agents looking for us from Huntington Beach to Laguna Hills from the coast to the 405 interstate. Every time we find something we’re interested in and put in an offer, sometimes even higher then the asking price the property has been snatched up from under us.

The same thing is happening where I live. Good for sellers, not so good for the buyers.

We did finally find a nice home in CA and are currently in escrow, which closes end of January then we will be leasing back the property to the current owners until the end of June.

Well we did find out the home has a lien on it because the owners haven’t paid their city HOA dues for over three years but the funds will come out of escrow so I don’t foresee any problems, should go smoothly.

but you think they will be suitable tenants...why the optimism?

I’m not worried about that, I know what they bought the home for 15 years ago and their making a pretty good profit on it. Better for us to make some money on it then nothing and leaving it vacant from the end of January until the first of July when we move.

I know that area and a lot of people think its okay not to pay the City HOA dues some just don’t realize the City will have a lien placed on the property and most still don’t care because they know when they sell it’s paid through escrow anyway.
